    Misleading Photos, Poor Cleanliness, and a Stay We Had to Cut Short

    We recently stayed at the Hilton Phoenix Resort at the Peak and, honestly, it was a really disappointing experience from start to finish. The biggest issue is that what you see online is not what you get in person. The photos make the place look updated, clean, and like a fun resort with nice pools and modern amenities. In reality, that just isn’t the case. The only part of the property that actually felt updated was the lobby, which looked good and gave us hope when we first arrived. Unfortunately, it went downhill pretty quickly from there. When we got to our room, it was clear right away that it hadn’t been properly cleaned. There was dust everywhere, and the whole space just felt dirty. The carpet and couch both had visible stains, and the furniture was really worn out—way past the point of just being “dated.” It felt more like neglect than age. There were even holes in the exterior walls, which was surprising and honestly a little concerning. Things got worse when we started noticing actual sanitation issues. We found a roach in the bathroom, which is just unacceptable. On top of that, the lazy river area—one of the main reasons we booked this place—was in terrible condition. There was human feces on the tubes people are supposed to use in the water. That’s not just gross, it’s a serious health concern and should never happen at any property, let alone a resort. At that point, we didn’t feel comfortable staying. We ended up leaving early and booking another hotel at our own expense, which was a much better experience and actually lived up to expectations. Overall, this place looks good online, but it’s very misleading. Outside of the lobby, the property feels run down, poorly maintained, and not properly cleaned. Unless major improvements are made, I wouldn’t recommend staying here.

    Not as advertised

    Warning: this resort is not well maintained and does not include all amenities that are available online. The basketball and tennis courts are gone and have been for some time. The map of the facility on the Hilton app and many photos online show multiple pools - some of which have been filled in and astro-turfed over. The main pool closes at 6:00PM. There was one urinal in the mens restroom and it was clogged for at least three days and inside the room our shower was clogged on arrival, the bathroom fan squealed with (presumably) a bad bearing and the air conditioning rattled like a train was going by. The positive - location is very central and even though the place is in disrepair, my 10yo boys did have a good time. That said, I wish we had paid more and stayed somewhere else.

    Family friendly—river ranch was OK.

    Beds were very comfortable, food was good, and play area/greens were nice for the evenings. One warning is that the river ranch does not allow any outside food/snacks. The check in lady took all of our snacks. Totally unnecessary and frustrating when you are going to the pool with a big family.

    Not as Advertised: Outdated Rooms, Broken Amenities, No Included Breakfast

    I was extremely disappointed with my recent stay, as it fell far short of what was advertised and expected for the price. The room itself had several issues. The pull-out couch had visible stains, making it unappealing to use, and the carpet throughout the room felt old and unclean. We were placed in the North Pointe section, which appeared to be in older, more outdated buildings compared to what is shown online. The bathroom also needed attention, with rust stains in the bathtub and an empty conditioner dispenser. Basic amenities were unreliable or missing. The refrigerator did not function properly and stopped cooling during our stay, and the air conditioning did not adequately cool the room. Additionally, there wasn’t even a microwave available, which made it difficult to prepare simple meals when on-site food options were unavailable. We also experienced poor service during our stay. Our room key stopped working halfway through the second day. While a security guard did let us into the room, we were still required to walk all the way to the front lobby—on the complete opposite side of the property—to get new keys, rather than having them brought to us. This was very inconvenient. The biggest issue was the food situation. The listing indicated that breakfast was included, but there was no included breakfast offered. Instead, we were directed to a bar/lounge where meals cost around $18–$22. To make matters worse, other dining options we expected—such as Rico’s American Grill and the “hole in the wall” location—were closed. Overall, this experience did not align with what was advertised and did not meet basic expectations for comfort or convenience. Given these issues, I believe some form of compensation or follow-up from management would be appropriate. I would appreciate being contacted to address this situation.

    Could Be Better

    We stayed here for four nights, mostly because of location. We did not use any of the advertised resort amenities such as pool or mini golf. Our room was in the south building and it appeared recently remodeled and was nice. But the TV remote controls were the worst I’ve ever seen in a hotel room. Very frustrating to use. Probably the worst experience was the hot water in the shower. It was very inconsistent whereas sometimes it would be tepid and at other times when you thought you had the right setting, it would suddenly give you a blast of scalding water. Looks like a great place for families, but the remodeling issues are causing some growing pains. Food is pricey.
